Submission Routes
There are three main routes to submission.
- For minor domestic alterations, a Building Notice allows work to begin without formal plans.
- For more substantial changes—extensions, new builds, commercial premises, schools, or changes of use—a Full Plans Application is required. This involves producing and submitting detailed plans for approval.
- If work has already been carried out without building regulations consent, a Regularisation
- Certificate is needed. This retrospective route requires inspection of the existing work and may involve opening up parts of the structure to verify compliance.
- Private inspectors rarely accept retrospective cases, so these must be processed through your local authority.
